Transaction tracking for real estate agents

Always know exactly where every deal stands.

Drop in a contract. Alfred reads it, maps the whole journey, tracks every deadline, and watches your inbox for the moments that move a deal forward. Five deals or fifteen — one glance tells you what's on pace and what needs you.

The problem

"Wait — where are we on the Pine Street deal?"

Every active contract is a dozen dates, a stage, and a handful of loose ends. Multiply by five deals and the whole thing lives in your head, a legal pad, and a CTMe tab you keep reopening.

Missed deadlines

Inspection objection, appraisal, loan contingency — one lapse and the deal unravels or you're on the hook.

Mental overhead

Remembering each deal's exact stage, next date, and open to-dos is a full-time job layered on top of your real one.

Buried inbox moments

The appraisal result, the loan approval, the offer on your listing — the emails that move deals forward get lost until you're behind.

What Tractus does

Everything you need to track a deal. Nothing you don't.

Tractus isn't another place to do paperwork. It's the fast, honest answer to "where are we?" — for every deal, all the time.

Alfred's Roadmap

Every deal gets the 8-step journey from under contract to closed — buyer side or seller side — with the current step lit up and every date sitting under its milestone. Steps advance on their own as dates pass and milestones land; tap any step to mark it done early.

Contract parsing

Drop in the CBS contract (counter-offers too). Alfred reads it twice and cross-checks every date, pulls every party, price, and deadline, and builds the deal in about a minute — no typing.

Countdowns that read at a glance

Every deadline shows a big days-left tile in the right color: amber when it's next up or close, teal as it approaches, quiet grey when there's room, green when it's done — coral only when you're actually behind. Red means red.

Inbox-aware tracking

Connect Gmail (read-only) and Alfred spots the moments that matter — appraisal back, loan approved, clear to close — and advances the roadmap for you.

Listings with offer detection

Track listings from day one, with potential commission in view. When a written offer lands in your inbox, Alfred flags the listing and has the upload ready to convert it.

A calendar that tells a story

Month view shows every deadline as an icon chip — the icon says what, the color says whose. Week view is a real planner. Click anything to land on the deal.

Notes & to-dos per deal

Park the lockbox code, the lender quirk, and "order the warranty" right on the deal. Dated to-dos show up in the same countdowns and digest as your contract deadlines — one honest answer to "am I behind?"

How it works

Under contract to tracked in about a minute.

No setup project. No data entry. The contract is the setup.

Glance, don't dig

FAQ

Common questions.

Does Alfred send emails to my clients?

No. Alfred tracks — he never contacts anyone. He watches your contract dates and inbox, keeps each deal's roadmap current, and pings you in the app when something needs attention. Client communication stays entirely yours.

What does "reads my Gmail" actually mean?

Gmail is optional, and the permission is read-only. Alfred scans new inbox mail every 15 minutes for milestone signals (appraisal back, loan approved, clear to close) and written offers on your listings. To spot those signals, new messages are run through an AI classifier and kept in your account (sender, subject, and text) so he doesn't re-read them. He cannot send, delete, move, or label anything. Disconnect from Settings any time; to fully revoke access on Google's side, remove Tractus under your Google Account → Security → Third-party access.

Which contracts can Alfred read?

Tractus is built around Colorado's CBS contract and counter-offer forms. Drop in the executed PDF (and counters) and Alfred extracts parties, price, earnest money, and every deadline. You can also create a deal by hand.

Is this replacing my brokerage's transaction portal?

No — your portal stays the system of record for documents. Tractus is the fast lookup layer on top: where is this deal, what's due, what do I still owe. Minimal by default, detail one tab deeper.

How does the free transaction work?

Sign up, drop in a contract, and track that deal to close — free, no card. Free accounts include 10 document parses (your contract, counters, and past-sale uploads), plenty to map the deal and try the import. When you're ready for the next deal, it's $20/month for unlimited deals, listings, and parsing. Cancel anytime.

Is my data secure?

Every account gets its own login with a securely hashed password and signed, expiring sessions. Contracts and contact info live only in your account. Gmail access is read-only; disconnect it from Settings in one click and revoke it entirely from your Google Account.
